Cardiff’s Greenfield Sites To Be Developed

It seems that Cardiff may have to start building on its previous greenfield sites in order to keep up with housing demand in the city. It seems that the green field to the west of the city in nearby Fairwater and also in Lisvane, which is to the north of the city, may now be vulnerable to development. This may be due to the council being pushed to withdraw its blueprint for development in Cardiff. Land for sale may become available in areas which were once protected.

A leading city planning consultant, Mr Robin Shepherd of Barton Willmore, belives that Cardiff will have serious economic and social consequences if the land in question is not released. A meeting at Cardiff’s City Hall looked at over-ruling the Local Devlopment Plan. One of the Inspectors present, Mr Anthony Thickett, believes that the council cannot meet the growing needs of the city for land and housing without allocating Greenfield land for development. There is not enough brownfield land for sale for development in and around Cardiff. Mr Thickett believes that brownfield sites will not deliver on the amount of affordable housing needed.

Mr Shepherd feels that the council needs to develop a new plan, as there is no plan in place at the moment. This has led to a shortfall of land for sale and of housing. He feels that Councillor’s should have accepted officer’s advice on releasing a mix of brownfield and Greenfield land, if this advice had been accepted then Cardiff would not have this problem. Local people with homes in Pontprennau, Lisvane and fairwater seriously oppose any developments. However Mr Shepherd argues that unless land is released then communities and families could be separated.

Living Off the Grid – Live Where You Want

Living off the grid vastly expands your choices of where to live…most of us are tied to utility companies powerlines, phone lines, sewer lines, gas lines,and water lines.

The easiest yoke to remove is the phone line. Well over 30% of the population uses cell phones exclusively… so if you want to live out in the country and are in range of a cell phone companies tower…you can stay in communication with friends and family by phone or over the Internet.

Freedom from the sewer line, can be accomplished with a septic tank. Check with your local municipality to get the rules and regulations of providing your own waste treatment.

Freedom from the water line can be accomplished by drilling your own well.

As far as gas goes… a propane tank takes care of that problem. Many do not realize that propane can power your refrigerator…but it can.

So far so good, living off the grid is doable…

You are now left with producing your own electricity. It is not as difficult as you might imagine. The most common ways to do so are with wind and solar power. The sun and the wind are free and solar panels and wind generators enable you to harness the energy they provide.

The power generated from solar panels and wind generators is direct-current. You will need an inverter to change the direct-current into the alternating current we need to power our appliances. A battery bank, is useful to store the power you are generating when the sun shines and the wind blows.

If you are the type of person who is independent and a lover of personal freedom… Living off the grid is something you should take a good look at.

Smart Home Vs Green Home – What’s Different? What’s Better?

Beyond the obvious advantages to the environment, having a smart home or green home can also pay financial dividends. After all, both are designed to use fewer resources such as water, electricity and heating fuel.

But for many people, deciding which way to go – green or smart – can be a confusing process. Some common questions are “Can I make my home greener?” and “What is the return on investment for upgrading?”. While the answers can be different for each homeowner, understanding the differences are key to making the right decision.

Smart homes, once the stuff of science fiction, have now become a viable and affordable option for many homeowners. A smart home is essentially a house with a central computer system that monitors the internal and external environments, and makes changes as needed.

For example, during the day when no one is at home, the thermostat may be automatically adjusted to reduce heating energy. Doors may be automatically locked at a certain time in the evening. Passive House in Portland: A Green Building Strategy To Achieve City’s Climate Goals

The recent boom in Passive House technology is beginning to make Portland, Oregon’s ambitious carbon emissions reduction goals a lot more doable.

Portland has long been recognized as a national environmental leader. For the past few decades, a host of green features – things like the bottle bill, the urban growth boundary, bountiful bike lanes, MAX light rail, and a rich tapestry of walkable neighborhoods – have placed our town at the vanguard of sustainability in the United States.

So it should come as no surprise that the City leads the nation in pledged carbon emissions reductions. The current goal is to reduce total carbon emissions to 40% below 1990 levels by the year 2030, no small undertaking given the major population growth projected for the metropolitan region during the same period.

Of course, given the severity of the global climate change threat, we need to be working toward goals like these. But how do we achieve success? Transportation reform, land use changes, and technology improvements are all key pieces of the puzzle, surely. But a big part of the solution has to be energy efficiency in housing. After all, fully 40% of the nation’s carbon emissions come from our buildings.

And in the world of energy-efficient housing, Passive House is the gold standard. What is a Passive House? A structure that employs a simple set of building technologies to achieve big energy efficiency gains. Really big. In fact, consumption is cut by 80-100% compared to conventional buildings. In a climate like Portland’s, one of these homes can be fully heated all winter long with a heater the size of a hair dryer.

Just what the climate doctor ordered.

Green Mall Real Estate Development in Chicago

A new idea has taken root in Chicago—bully for that city! According to Business Week, Chicago’s Green Exchange will be the first shopping center in the U.S. for environmentally responsible and socially conscious businesses.” What a great idea!

Get this: not only will the first “green mall” in America be located in Chicago, grouping eco-friendly businesses for the first time, but the very building itself—all 250,000 square feet of it—will also be developed in accordance with LEED standards.

LEED (Leadership in Energy & Environmental Design) standards were developed by the U.S. Green Building Council. The LEED System “provides benchmarks for the design, construction and operation of green buildings. . . in five key areas”, states the article, “sustainable site development, water savings, energy efficiency, materials selection, and indoor environmental quality”.

Apparently, a Chicago real estate developer, Baum Development, is capitalizing on refurbishing a historic building in a great location—350,000 cars pass by the site each day. Taking care to retain the building’s historic character, while retrofitting it with a “green” roof, energy efficient systems, clean air quality, a courtyard, meeting/event community space, on-site parking with priority parking given to hybrid vehicles, will make Chicago’s Green Exchange the first of its kind.

The article cites the growing market for green building materials in this country; one that is predicted to grow from .2 billion in 2005 to between an estimated to billion by 2010, according to the National Association of Home Builders and McGraw-Hill Construction. It is now possible for many owners to build or renovate their homes or businesses in an environmentally friendly way. As materials become more readily available, many consumers will no doubt, opt to do just that.

The Real Estate and Mortgage Industries can (and will) survive

This is good news! Now how do we get there? All economists are a bit confused on what needs to happen. First, let’s get to the acceptance piece of the puzzle. (1) We are not in an economic recovery. Change needs to happen in many areas of the system we have to work with. Real Estate Taxes are not only too high but they are not in proportion to reality. Not even close. Think on this. Why are homes on one street, same square footage, same design and similar age taxed thousands of dollars apart from their counterparts?  This needs to be addressed. Tax assessors are working within guidelines of a “boom” that went way out into la-la land. Yet, they are assessing at those sales figures. It is a chain reaction in a system that needs to be redesigned. 

 

There is a much needed reality check. Regulators, consumers and banks need to wake up quickly, which brings us to (2) to begin assess honestly, how we can renew our systems to have them fit into the change that is occurring in our democratic way of life. By 2020, the world will have an estimated 9 billion people to cloth and feed. This is not a one sided problem.  It is a chain that has been broken. The chain of real estate ownership was created years ago when people began to buy and sell, price and live it their own home. Leasing was not looked upon as the American Dream. Owning a home was.
