Such a simple concept when you truly understand its simplicity, but so very confusing when you only think you understand.

I can’t tell you the number of times I’ve heard the goofiest things from condominium owners – some of them who’ve been living in condos for many years. I’ve often said “we should write this down – someday we can publish a book!” – should’ve listened to myself, but I digress.

If you are a first time condo owner coming from a rental situation, you may fall into the group that will utter something similar to any of the following:

* my monthly condo fees increased, so I’m going to get my money’s worth and take longer, hotter showers!

* darling little Donny dropped his toy tractor in the toilet and now its plugged – send someone to fix it right away.

* they should do something about “the grass cutting”, “junk on people’s balconies”, “parking violations”….

If you’re a first time condo owner coming from a single family home, you may be heard to exclaim:

* I paid for it, it’s my home and I’ll plant what I want – I own this place

* if I want to install a screen door, I don’t need anyone’s permission

* they’re my tenants and I don’t want to evict them.

Most of this, at a glance, seems perfectly reasonable. Let’s look more closely.

Five Easy Ways to Update Your Condo or Loft for Spring

The spring is a time of renewal. The grass grows and becomes green. The snow melts and the air temperature gradually increases. The birds begin singing, and people walk around with smiles on their faces. It is a period of change, and if you own a condo or loft, there are a few easy ways to update your home to reflect the turn from winter to spring.

Spring-cleaning

Set aside a day to clean your place. Washing the windows is an easy way to let more light in and improve your view. In most places, dirt and grime accumulates on windows during the winter months. There are all sorts of window-cleaning options, but using newspaper and a little vinegar mixed with water works well. It’s also a good time to clean your closets and stash your winter clothes. Have some furniture that just clutters your space? It is a great time to get rid of it.

Fresh flowers

One of the best ways to bring the outside inside your condo or loft is with fresh flowers. Choose bright colors and put them on your table, the mantle or in your bedroom. You can get flowers just about anywhere, but check and see if there is a farmers market where you live. Many urban areas have them, and you likely will be able to find a wide selection of flowers at a good price.

Paint

There is no better way to change the look of your condo or loft than applying a coat of paint. Spring is the time of renewal, so why not renew the walls? You will see a big difference even if you paint the walls the same color they are currently. Remember, too, that furniture can be painted. So if you have a piece that is showing its years, rejuvenate it with a fresh coat of paint.

There are three legal acts relevant to the purchase of a condominium unit by an alien, being the Condominium Act  B.E. 2522 (or 1979, the Condominium Act (No. 2), B.E. 2534 (or 1991) and the Condominium Act (N. 3) B.E. 2542 (or 1999) issued on 28th April, 1999. Until recently, foreigners could only own forty percent (40%) of the aggregate unit space. This has been amended to 49% of the aggregate unit space although the ministerial regulations governing this change have not yet been issued. The new Act allows that aliens or alien juristic persons (majority foreign-owned companies) can own up to 100% of the aggregate unit space registered in a condominium up to 27th April 2004. The total development area in that case must be under 5 rai (8000 m2) and located in Bangkok, all municipal districts and “such other areas as shall hereafter be announced by the Minister of the Interior to be foreign owned, provided always (this is unchanged) that the funds for the purchase have been remitted from abroad”.

Who can own a condominium:

Basically any foreigner who can enter Thailand legally can buy a condominium.

Currency:
Basically any negoti able foreign currency can be used to purchase a condominium.
The foreign currency MUST be transferred into Thailand as foreign currency and exchanged by the handling bank in Thai Baht.

Documents needed when buying a condominium:
For foreigners to be eligible to purchase a condominium in Thailand they must present proof to the Land Department that the funds have been remitted from overseas in foreign currency. Without such proof the Land Department will not permit the transfer of ownership to the foreign buyer.
